Buying a house is easy right? Wrong!!!.

Sure anyone with enough money and an income and credit rating which ensures the ability to raise a mortgage, who is not too fussy, can find a house, conclude a sales agreement and move in.

But few people are in that position. Sure they could buy any old house but most people are fussy when buying a home. For a start each family has specific needs; enough bedrooms for each member, a relaxation area, a kitchen and a garden, garages and parking for each car, a swimming pool or a tennis court or a lawn that varies from family to family. Of course proximity to schools and shops are important as well as the commuting distance to one's workplace. These and many other critical factors such as personal taste determine that what would be an ideal house for someone does not suit someone else at all.

Most people want to get their ideal home at a competitive price.

The ideal home will be close to schools work and facilities. Plus it must be attractive to the personal taste of the lady of the home. NEVER ENTER INTO HOUSE PURCHASING NEGOTIATIONS WITHOUT THE FULL AGREEMENT OF THE LADY OF THE HOME. (And that means FULL agreement, in fact she must actually be the one to say "buy".)

This is the first and most important thing to consider when buying a home.

One of the next considerations is the price. A home is a BIG investment, in fact for most people it is the single biggest investment they will make and something they will be paying for over 20 years or more. So it must be affordable but at the same time it should have value and be likely to keep its value in the future.
