Steve Muehler, Founder & Senior Managing Member of the Private Placement Markets today announced the firm is will be auctioning 3-10 year Loan Maturity:
• Commercial Real Estate Asset Backed Certificates (“CREABC”)
• Commercial Multifamily Asset Backed Certificates (“CMFABC”)
• Residential Real Estate Asset Backed Certificates (“RREABC”)
All certificates associated with any CREABC / CMFABC / RREABC loan, are associated with a single loan secured by Real Estate (generally a single asset property, buy may be a portfolio of asset properties associated with a single borrower).
According to Mr. Steve Muehler, “the Certificates associated with any CREAB / CMFABC / RREABC are intended only for those Qualified Institutional Buyers that appreciate the information density of a single asset transaction and not mind the lack of diversity as compared to traditional CMBS Loan Transactions”
Mr. Steve Muehler went on to further describe the Certificates being issued as, “One the Certificates are issued, the fixed cash flow from these real estate backed loans are split into different classes of Certificates (Class A through Class J, or Ten Separate Classes) of Certificates which provide Certificate Holders with various risk / reward opportunities via different pricing and payment priority for each Class of Certificate. The Senior Certificates, in line to be paid interest and principal first, take less risk than the most Junior Certificates Holders who are in line to be paid principal and interest last, and price paid for the Certificates generally reflects these dynamics.”
“The result of this sequential payment of interest and principal is that any losses on the loans backing the Certificates are allocated first to the most junior class(es) first. This creates a cushion for senior Certificate Holders referred to as credit enhancement or credit support, which is a key factor to analysts when considering a Certificates buy. Other key factors include items such as value ratios, debt service coverage ratios and certificate yields, as well as the characteristics that make up the market, property type and borrower concentration.”
The Auction is scheduled to start on Wednesday, July 1st 2020 and conclude on July 15th, 2020.
