Alexander Scharf prepares to launch funding for NNN Investment

Alexander Scharf has recently launched a new fund to invest in NNN properties across the United States.

NNN is also known as Net-Net-Net or TripleNet Gateway where investment leases are structured as a turnkey investment. In these types of investments, the tenants handle paying operating expenses, property tax, insurance, and maintenance costs. These expenses are most common costs associated with owning property. NNN investments pose a relatively light risk to investors, especially when a national credit tenant is a tenant. Alexander Scharf says that the opportunities for development are vast when it comes to NNN leased investments.

If the concept doesn't seem sustainable, take a look at some of their tenants such as AutoZone, Walgreens, CVS, KFC, McDonald's and O'Reilly Auto Parts, who choose to invest and lease in NNN. Many of these companies share building spaces under separate leases. The list of names is outstanding when you consider Advanced Auto Parts, Taco Bell, 7 Eleven, Family Dollar and Dollar Tree all have leases with NNN.

Getting involved in the funding is an exciting endeavor and is a pretty clean cut process that it outlined on their website. Once you have signed up, which requires assistance by a professional investment firm, you can expect to close escrow in as little as 2–3 days. There is non-recourse financing in place (35–75% LTV) with 6–8% initial cash flow. This type of investment is a great opportunity to attain exclusive off-market properties that are also pre-vetted net-leased properties. When you invest with NNN, you get an Industry-leading company that offers the expert due diligence and experience. The new investment fund launched will appeal to a vast array of potential investors seeking solid cash on cash returns on their investments.
