Seattle Design Center Inks Four New Leases

157,000 SF Pacific Northwest’s premiere design center is revamped and close to full tenancy with its newest additions

 
SEATTLE, Wash. – January 12, 2022 – Greenbridge Investment Partners, a Los Angeles-based commercial real estate investment firm, has inked four new leases at the Seattle Design Center, the Pacific Northwest’s premier marketplace for fine home furnishings. The completion of leases for Resource Furniture, Plasteel Frames, Perennials and Sutherland, and the Atrium Café, which is a milestone that many thought was impossible particularly given COVID, when the property was originally purchased in 2014.

In addition, Greenbridge Investment Partners also acquired an adjacent property, “SDC South” and many surrounding parking lots to meet demand.

“We have completely transformed the property by taking the bones of what was then and transforming it into an amazing vibrant complex,” said Sean Hashem, principal at Greenbridge, the company that owns the Seattle Design Center. “Today, it has become an end destination for those seeking fine furniture and in fact, many of the tenants have clients flying in to visit. Given all the challenges we’ve overcome, it's definitely a heart-filled commitment from myself and my team and we’re thrilled to see it succeed at this level.”

It is imperative to add that Greenbridge managed to not only rescue a city jewel -- which had its occupancy dwindle from its original 60 showrooms down to 21 -- but return it to its pedestal within the local community as one of the most beautiful pieces of real estate and office complexes in the area.

For all of this to happen, it took Greenbridge a significant amount of time and effort to accomplish. The company embarked on an extensive transformation of the property, which actually houses two structures: the 157,000 SF Seattle Design Center, and its 280,000 SF sister building. Greenbridge consolidated the design merchants into one building, and converted the sister building, named G2, into a creative office space – complete with a gym, café, and more -- which is connected by a glass-enclosed sky bridge to the Seattle Design Center.

Greenbridge’s G2 office building now offers a full creative environment with expansive 60,000 sf floorplates, exposed high ceilings and concrete floors, glass walls for natural light, unobstructed views of downtown Seattle and Mt. Rainier, and full-service amenities.

Since acquiring the property, Greenbridge Investment Partners has undertaken a robust facelift repositioning it from just a showroom to a showroom-and-creative-office hybrid. Then, once the pandemic hit, SDC was the first design center to host a virtual market, offering virtual events and workshops, along with art classes and tutorials before opening their doors again, as they continue to serve as an integral part of the Pacific Northwest’s design community.

“Today, the creative office building is home to amazing companies that have access to a full gym and a conference center. The new on-site restaurant, Atrium Café, now caters and serves all tenants and buyers during business hours,” Hashem said.

“The [designers] who come here [with clients] come fly in from all over the country. They work with color all day. We wanted them to have a clean, contemporary palette. A clean canvas, like the one we got. A fresh start,” Hashem concluded.

The design center, which today is considered the nucleus of the design district in Georgetown and Seattle, has once again accomplished what it had done for decades: embracing the role of a property historically known as a well-known destination for high-end home furnishings and design services that is once again the jewel of the community.

Today, SDC is at the forefront of the virtual world, offering a wide variety of virtual events – all available on YouTube. As a result, SDC has now established a great reputation with not only designers in Seattle and Washington state, but those located throughout the Pacific Northwest.

In addition, SDC has recently launched the Inspired Design Podcast. Inspired Design explores the intricacies of design and the Pacific Northwest’s most iconic creators' stories. New episodes are released every other Tuesday, with Season two now available to stream every Tuesday on Spotify, Apple Podcasts and Google Podcasts.
