Er. R. B. Chaphalkar’s two new books give new direction and dimension to construction industry

Er. R. B. Chaphalkar has launched two new books, ‘My Estimation Practices’ and ‘My Quality Control Practices’, which will guide construction industry as well as the common man.

 
The book ‘My Estimation Practices’ aims to be an ideal guide for estimation of residential buildings. The author gives information about project cost of an ownership building, construction cost of a bungalow, fees of constructors, costing of re-development projects, tips for making affordable houses etc.

Author has also tried to answer queries of common man like, why rates of flats get escalated, how to calculate maintainance charges of flats and what are the implications of taxes on cost of flats. It also contains rate analysis of more than 250 construction related items like excavation, RCC, masonry, tiling, windows, grills etc.

The second book,‘My Quality Control Practices’ aims to be an ideal guide for monitoring, measuring, documenting and authenticating quality of various construction activities. The author also gives information about safety norms to be followed during construction. This book also contains list of field tests and lab tests to be conducted during construction activities. This book contains more than 30 QC reports, related to various construction activities.

These books are released at the hands of Mr. Shantilal Kataria (President, CREDAI Pune Metro), and Mr. Diwakar Nimkar (President, AESA).

On this occasion Er. R. B. Chaphalkar said, “Generally people are caught in two minds as to should they work process oriented or result oriented work should be their priority. According to me, process oriented work is the most important thing as process oriented work will lead to good results if process is accurate then results are guaranteed”.

He further said, “Construction industry constitutes one of the key sectors of the Indian economy.The reader will gain a lot of knowledge about Estimation and Quality Control of a building from these books.”

Talking on this occasion President Credai Pune Metro Mr.Shantilal Katariya said, “These books should be used as reference point in educational institute as well as Credai for construction, real estate related issues. According to RERA act (Real estate regulation and development act), once a booking is confirmed by customer, out of the total amount deposited by the customer, 70% amount has to be deposited with the bank by the builder and it has to be used only for construction purpose.

He further said, “According the RERA act builder has to give an estimate of the cost of construction to the government and if this estimate is not accurate, then it can lead to loss in the project. The book ‘My estimation practices’ will be a guide for builders in cost estimation for their project. He also expressed his views on starting a new branch for women in Credai.”

Mr.Diwakar Nimakar said “As construction professional, I have been to various countries throughout the world. During these visits, I realized that in foreign countries code, conduct and ethics about construction are followed meticulously, whereas the awareness about these things is very less in India. Hence they are ignored many times.”

He further said, “The awareness about quality, control is growing in construction industry. The professionals who are planning to enter construction, architecture and related industries would find these books very helpful.”

R. B. Chaphalkar, the Director of R. B. Chaphalkar Homes Pvt. Ltd. with his extensive experience in the field of real estate and construction has launched two new books on construction and various key aspects related to it. R. B. Chaphalkar has been working in the construction field for last 33 years as a developer, constructor, construction management consultant and as an estimation engineer.
He has already written a book ‘My Construction Practices’.

He has designed syllabuses of Plumbing, Masonry and Painting for construction labour training for ‘Kushal’ of CREDAI, Pune Metro under National Skills Development Corporation’s programme. He has also addressed various construction related issues through his bulletin, Family Builder.

R. B. Chaphalkar with his vast experience in construction industry has been actively involved in various important committees such as Pune Metro, City Development Plan and Disaster Management Committee.

Mr. Chaphalkar has established a unique ‘Ideal Construction Practices Training Centre’ with an aim to upgrade proficiency related to construction field. The centre has dedicated space for models of building components and construction activities. He is founder member and President of ‘Association of Civil Engineers (India) ’.
