Rise Association Management Group has launched a new companion service to its condominium and townhome owners’ association management services portfolio this time aiming at helping keep condo buildings looking their best for longer. A new concept unveiled in Houston, Texas this month provides interactive preventive maintenance schedules and dashboards to track maintenance and projects in your community association. “The intent to transition communities from a very reactive place, in terms of building maintenance, to one where they are vastly ahead of the game.” stated John Elmore, co-founder, in an email announcing the launch. Citing statistics which show what they refer to as “reactive maintenance”, which is responding only when something is already in a state of disrepair, can cost anywhere from 3 to 30 times more than preventative maintenance which aims to extend the life of an asset. Jason Delgado added that “not only does this provide a viable way for homeowners’ associations to better spend their maintenance dollars, but it is also means tremendous focus on the maintenance and beautification of the buildings so that homeowners can take pride in the place they live.”

The servicing arm for this area is Rise Facilities Management Group (https://www.riseamg.com/) which consists of a team of construction and maintenance experts. “Our sole job here is to make sure the facilities are well kept and we alert the board to problems and best practices that they wouldn’t have otherwise known about. We oversee all the projects, whether we do them or not, and make sure quality work is delivered by outside contractors as well as internally” said Dan Jones, Facilities Manager for Rise Facilities Management Group. A huge implication of this new service is that it allows Rise, the condo management company, to be more hands on and effective when handling maintenance. “We want to develop a plan for every employee’s job and every asset in every building. Then we want to executive on that plan and create a system of accountability for employees, managers and third party contractors” Jones went on. “A lot of times the management company acts sort of like dispatchers. We aren’t that way. Our group oversees the projects start to finish. At the end of the day, never mind what we do, what we provide is accountability and trust that your maintenance needs are being handled quickly and effectively. We are quality control.” said Delgado.

With anywhere from 30 to 80 percent of annual budgets being spent on maintenance related projects and nearly all of reserves going toward capital improvements, it stands to reason that your association would need a standing maintenance plan in place for all its assets. This program helps ensure you’re spending that in the best way possible and getting the highest quality of work. Rise Association Management Group is a community association management company specializing in condominium associations and townhome associations in the greater Houston area including The Woodlands and Galveston.
