Multi Storey Residential Projects in Gurgaon

The realty sector has seen an increasing demand for affordable housing in recent years.

 
The National Capital Region (NCR) witnessed a shift from Delhi to its suburbs, to cater to the demand from the rising middle class who want to invest in property.

Satellite towns have a large untapped development potential. Substantial financial viability and affordability have made the suburbs popular. Gurgaon, Greater Noida, Faridabad, Manesar, Dharuhera, Bhiwadi, Kotputli, Alwar and Neemrana are fast becoming real estate hotspots. The districts of Mahendragarh, Bhiwani and Bharatpur have been added under the NCR. Connecting highways serve as nodes which spur development. But with a modest budget of say, Rs. 36 lakh, one can look for 200 square meter options in areas like Alpha II and Beta II in Noida.

Currently, according to 333acres.com, land values in Gurgaon are the highest at INR 2500-3000 per square foot in the locations on NH-8; Manesar ranges from INR 2200-2400 per square foot. Dharuhera’s land pricing is 1100-1400 per square foot while Bhiwadi is INR 800-1000 per square foot. Neemrana prices vary from INR 800-900 per square foot, while in Kotputli it is 350-500 per square foot. Alwar land values at INR 500-600 per square foot. His gives a vast variety of properties available for all pocket sizes.

Opportunity for development, potential for growth and basic civic amenities are prime criteria for buying a plot. Also important is social infrastructure- educational institutions, malls, commercial centres and entertainment avenues. Neemrana is already earmarked as an industrial and educational hub; Manesar is a nascent office destination. Bhiwadi is progressing as an industrial town at a rapid pace.

The proposed Regional Rapid Transport System will connect Delhi to Bhiwadi, Dharuhera and Alwar. The Bhiwadi-Alwar road and Alwar bypass are also good locations. Neharpur in Faridabad and Noida Extension are still the most affordable when compared with Gurgaon and Noida. Kundli enjoys advantageous proximity to the upper-middle-class residential catchment of North Delhi. Prospects within the Kundli-Sonipat belt are upbeat against the backdrop of mega institutional and industrial projects as well as rapidly enhancing infrastructure.
