Here at Griffin Contracting, we provide full-fledged asphalt services to commercial customers throughout the Coastal Georgia and South Carolina Low Country areas. This includes paving, painting, patching, line striping and milling for driveways and parking lots. Additionally, we provide seal coating services as well.

What is Seal Coating?
Seal coating is an important way to protect your asphalt. Over time, your asphalt becomes vulnerable to things like sunlight, moisture, and even air, resulting in erosion, oxidation, weakening and unraveling that can lead to serious damage. In fact, water and weather damage can cause your asphalt’s thickness to be reduced by as much as 50 percent. That’s without mentioning the other substances that your asphalt can come in contact with, such as automotive oil or gasoline, which can dissolve into the asphalt.

Once your asphalt begins to experience such wear and tear, it will become more likely to develop cracks, potholes and other flaws that affect the safety and curb appeal of the pavement. Seal coating will help protect your asphalt against such damage, thereby reducing the need for potentially expensive repairs or resurfacing. Seal coating is a process in which a liquid coating mixture is applied to your asphalt as a way to provide an extra layer of protection.

What are the Benefits of Seal Coating?
While the general benefit of seal coating is pretty obvious in that it adds a layer of protection against the elements as well as other potentially damaging substances, the following are some of the more specific benefits of applying a seal coating to your asphalt road, driveway or parking lot:

Improve your property’s curb appeal – Besides helping to prevent damage, which in turn will ensure that your asphalt continues looking its best, a seal coating will make your asphalt look brand new, further helping to boost your property’s curb appeal, which can have a positive impact on customers and business partners.
Prevent water penetration – Because a seal coating will fill all the voids within your asphalt, it will help prevent water from penetrating or at least minimizing the rate at which it enters substantially. This can help prevent serious damage from occurring as a result.
Resist oil and gas spills – Gasoline and oils can drip down onto your asphalt from various vehicles, causing your pavement to soften and break down. A seal coating will help make your asphalt impervious to gas and oil spills.
Make your pavement more flexible – A seal coating helps to add a darker color to your asphalt, which will absorb more heat from the sun. This can be a good thing since it will make your pavement more pliable, thereby allowing it to withstand the wear and tear that heavy traffic usually causes.
Make your pavement easier to clean – A seal coating helps to create a smooth surface, which makes it much easier to sweep debris from your asphalt.
Save money – Adding a seal coating to your asphalt is extremely cost-effective in the long run since it can help to prevent damage in so many different ways, damage which would require you to invest in potentially costly repairs.
Adding seal coating to your property’s asphalt can prove to be a worthwhile investment. For more information about our seal coating services or about our asphalt services in general, be sure to contact us at Griffin Contracting today.
