Your money matters: Know your builder

Knowledge, research and experience are the keys to successful real estate transactions. While most of us have almost no experience, knowledge about the builder and research on the project are easy to obtain.

Too many players in a largely unorganised real estate sector make it confusing and subject to fraud. Meticulous planning and research will help to a large extent. Once you have your budget and requirements in place, you can start looking for a realtor who should be able to deliver to satisfy your needs. So, how do you choose a trusted real estate firm?
Here are some pointers:

• An internet search of web sites of the firms you are considering. You can also view referrals, newspaper articles, surveys, discussions and community sites. This will give you a preliminary idea of the credibility of the brand, professional expertise, certifications etc.

• Experiences of past clients are invaluable. You are entitled to ask for a reference list from each builder. Speak to as many as you can. Or if possible drop in on any community you are considering buying into, and speak to other homeowners about their experience. Check the finish on home exteriors to see if they are the quality as the model flats.

• Check references with building officials, home builders associations, real estate professionals, and financial institutions. Also, ask a builder for at least one bank reference and check it. Financial health is more important than real estate awards and certificates.

• Make time to inspect another unit (when buying a specific home) by the same builder before drywall is installed. Does the rough construction look well done? Is the job site clean and safe? The builder should allow you to visit your construction site.


Needless to say, all communication should be in writing, including the name of the contractor representative who is responsible. Compare prices, references and your own experiences. Once you compare several builders based on the above, choosing the right one will be a lot easier.
