It is important to hire a licensed, bonded and insured contractor for home remodeling. Different home remodeling contractors give different quotations.

 
In selecting one, be wise and keep in mind that the lowest quote may not necessarily be the best. Check whether the contractor is licensed, bonded and insured. As meeting legal requirements costs money, bids may be higher vis-a-vis unlicensed, un-bonded contractors.

License – A trade license denotes that the contractor has been officially registered with the license-issuing agency after passing relevant competency tests about his trade skills and business practices. A criminal history background check has been done and he does not have any unresolved contracting complaints. Licensing requires paying a fee and also proving adequate insurance and bonding.

A license guarantees that the contractor will provide quality work. This also gives you additional protection as you can legally sue if any problems develop during or after the remodeling job.

Bond – A bonded contractor means that the contractor has a surety bond and you will be eligible for reimbursement if the contractor fails to complete the job, provides inferior work or negligently damages your property. The bond will cover you even if the contractor fails to pay his employees or subcontractors. It also serves as protection against unpaid materials and other financial obligations that should be the responsibility of the contractor.

Insurance – Insurance covers any damage to the property or injury to any worker during remodeling. If the contractor does not have liability and worker’s compensation insurance, you can be held liable for lost wages and medical bills of the injured worker.

Do not merely trust the contractor’s word that he or she is licensed, bonded and insured. It is your right to ask and verify requisite papers.
