According to the Expat Insider Report 2024, Germany is criticized by many expats for its
difficult housing situation. Flexible and affordable housing solutions are crucial to attracting
skilled workers from abroad. Without these improvements, Germany will lose its
attractiveness as a place to work, which will jeopardize its economic competitiveness.

*Increased demand for flexible living in metropolitan regions - particularly high in
Berlin*

There is currently a shortage of around 800,000 flats in Germany. In the metropolitan
regions of Berlin, Munich and Hamburg in particular, there has been a strong surplus
demand for several years.

The figures for Berlin are particularly striking. The capital's population has grown by 333,422
people since 2013, which corresponds to an additional demand of 196,130 flats. The
vacancy rate of 0.8 percent is the lowest in Germany and evidence of an extremely tight
rental market. A similar trend can also be seen with regard to temporary housing. A recent
data survey by Wunderflats revealed that a total of 510,000 people have searched for a flat
in Berlin on the platform in 2024 to date, compared to 1.5 million people across Germany -
around a third of all searches are concentrated in Berlin alone.
