The need of homes since stone age has taken the shape of straw houses, huts, brick and mortar houses and eventually well-furnished houses. As humans, houses have also evolved owing to the advancement and modernisation of people. But even after million of years, some people are not able to afford a good house or even a house at all. This is due to the poverty and above that, the increasing population in India. A country with a population of around 136 crores, needs a lot of resources and land for construction of houses. Delhi, the National Capital of India, is facing a lot of problems as it is the centre of India and a lot of people wants to live here. With such great population, good amount of accommodation is needed. So, government and DDA came up with Land Pooling Policy, a policy to change the face of Delhi, by curbing the need for proper housing for the residents of Delhi and NCR region.
Land Pooling Policy reflects the terms and conditions under which farmers and landowners can pool their lands and that land can be put to a good use for construction of houses. More builders are coming forward to build and provide affordable residentials on these pooled lands to the citizens. Landowners and investors can sell their lands at market prices and they will get half of their lands back at a different location, regardless of the use their original lands have been put to. Land Pooling Policy Projects comprises of a good number of projects and investors.
DDA will play the role of facilitator in the process, not interfering much and pacing up the land pooling process. They will see to the assignment of land for land pooling and make certain decisions regarding Delhi Land Pooling Policy. But their interference will be minimum and they will only do the necessary things to speed up the process. The landowners and also a group of landowners, farmers and DE (Developer Entity) can pool their lands which will then be unified and put to intelligent use by the builders and real estate giants. The results of this policy will only be seen in 2021, but with the success it is getting, it ought to show good results.
