Theana Lia Vasdekis provides tips that help sell luxury real estate homes

Real estate agent Theana Lia Vasdekis of Los Angeles knows all the intricate details of the real estate business. She learned them at a very young age from her mother.

Intelligent luxury real estate sellers know that they have to sell their properties three times: to a buyer, to an appraiser, and to a home inspector. The job of a home inspector is to check that your home doesn’t have any major undisclosed problems. At the same time, it is not very valuable to the buyer if a home inspector shows up after an inspection and says that he or she found absolutely nothing. This is why home inspectors do their best to find at least some issues—to prove the value of their services. Without that, a buyer may decide that a home inspector is not doing his or her job well. Rarely does a home inspector go through a property and not find any issues, even if the property is a brand new construction.

There is nothing wrong with selling a home that needs repairs or has some issues. However, it is unethical to not disclose any of the issues to prospective buyers. If some significant issues aren't disclosed, the buyer will most likely try to negotiate the price lower than originally discussed and may even back out of the deal because of the trust issues.

There is a simple solution to making sure that a buyer’s inspector won’t find any hidden issues: hire an independent home inspector yourself before putting your luxury property on the market. This step is also known as a pre-inspection. If the inspector finds issues that may scare away prospective buyers, you can make the necessary repairs before putting the home on the market or showing it to prospective buyers.

Having a pre-inspection won’t cost you a lot. Most inspectors charge only a few hundred dollars. Knowing about an issue and disclosing it before putting your luxury home on a market can actually save you money. It puts you in the driver seat. A prospective buyer can’t say that they found something they were not aware of and use it in the negotiation process.

If you need help organizing the process of selling your home, contacting a gifted professional like Theana Lia Vasdekis is always a smart choice.
