Most homes today have a garage and when selling or buying a home, having a two or three car garage is a good selling or buying point. But as with everything, in time you are going to have to deal with broken spring repairs or else replace the whole garage door because it will no longer work. Cost wise, it would be advisable to replace the garage door springs. Repairing the garage door springs is not the only possible repair you may have because many people during garage door installation also have modern security devices installed. There is also the door opener that may need to be repaired or replaced.

But the biggest repair expense, outside of replacing or repairing the door, would be broken spring repairs. The reason is that the opening and shutting of your garage door is made possible by these indispensable door springs. When you have your garage door installed each part will usually have a service warranty but the service life is limited. If you do not have a warranty on the door springs when they need to be repaired, the cost will come out of your pocket.

For doors in a garage the springs are the components that make it possible for you to open and shut the door by using the spring torsion principle. These springs are located on both sides of the door and are at the top. There are two different pairs of springs used for the garage door. One type is called the extension spring and the other is called the torsion spring. Companies figure that the torsion spring's life on average is approximately six to seven years which equals to approximately ten thousand cycles but it all depends on how much you use your garage door.

The hardened steel mechanism of these garage door torsion springs is stretched each time you open and close the door, which for some can be many times a day. Over the years the springs will eventually give out to the stress of being stretched and you will find yourself with the expense of broken spring repairs. Even if it is just one of the springs that needs replaced it is best to replace both of the springs because eventually the other one will have to be replaced.

The extension springs are what helps to lift the door through the stretching action of the torsion springs. The experts also figure that the extension springs has the same life cycle as the torsion spring. To replace either pair of springs will cost you between thirty or forty dollars but the actual cost will depend on the model and type that is used in the door.
