Nathan B Chesebro shares some of his tips as useful reminders when thinking about purchasing an old home or repairing yours.

1.Understand maintenance cycles. Similar to cars, houses need to have routine maintenance if they are going to last for generations. Things like the roof, paint, windows and masonry all have a limit. Understand when it’s typical for each to be replaced will help you budget and prevent things from getting worse.

2.Keep original features to add character and save money. Many times, restoring a slightly weathered feature in a house is cheaper than replacing it. It will also keep the house looking original and maintain its charm. Wood accent features like trim and beams are one way to do use this tip. Instead of taking down the detailed trim or covering the ceiling beams that have gotten a little worn, sand and stain them to bring back the rich color they had when the house was built.

3. Consult an expert. Trying to restore a home back to its original state on your own can be extremely difficult if you don’t have the knowledge to do it. Research your home and town to find out what it looked like at the time of building. Talk to a historian or home builder familiar with trends from that time period to fully understand what the home looked like.
