Mansoor Sheikhani understands that buying a fixer upper can be an exciting time. He also understands that it can be a very difficult thing. Most fixer uppers have different needs. Here are some of those categories they may fall into:

• Structural issues: Mostly this boils down to whether the house will keep standing and whether the foundation is in good condition. Cracks in a foundation are something you want to stay faraway from. The costs will be very high if you have to repair the foundation. If it looks structurally like there will be issues with the house staying up, get away from it and keep looking.

• Outside the house: is the siding or brickwork in good condition? Does anything need to be replaced or repaired? Are the windows all free of cracks and breaks? Are the doors sturdy and of a good quality? If the Windows or doors meet to be replaced, is the house in a historical district? If so what are the prices for replacing windows and doors which meet the historical district requirements? Of course, the roof needs to be inspected as well. It is a doable expense but will take a significant amount of money to replace.

• Electricity, Plumbing, and Heating: These are all things that can be deal breakers, but may not be too difficult of an obstacle to overcome. Does the heat work? What type of furnace is there? How old is it? If it is over a certain age, it may need to be replaced. What about the plumbing? Are there any detectable leaks? Is there good water pressure? As for electricity, is everything wired properly? Is there enough power getting to the outlets throughout the house

• Cosmetics: This is the easiest and least expensive part of the house to fix and change. This would include the flooring, walls, fixtures, appliances, Exterior and interior paint, landscaping, etc. These are all fairly inexpensive fixes and for the most part, these should not hold you back from making a purchase. The only large expenses in this group would be the appliances and if you wanted wood flooring.
