Property mutation is not a single-time responsibility. It is vital to regularly track the details regarding mutation and update the papers from time to time. This is must to safeguard your property records from any frauds.

 
Mutation types: There are mainly two types of mutation named as Mutation of Agricultural lands and Mutation of Non-Agricultural Lands. This also includes apartments, residential plots as well as go-downs, etc. The mutation for the preceding is mandatory, because without the process the land title cannot be passed to the new owner. It is not legally binding in the ultimate case but should be done for protecting ownership rights and avoid hassles during selling your assets.

Online process: Many municipal corporations are now moving towards digitalizing for all existing land records including the process of mutation. In fact, Andhra Pradesh is going to execute integration process for the Registration and Revenue departments which will promote the automatic update of revenue records (mutation) as soon as a property registration is done.

Charges: Property mutation charges may differ from state to state.

Penalty: If the mutation of the property is not done accurately then, there is a minimal penalty of Rs 25 will be charged.
