5 Ways to Protect Yourself from Water Damage

Re-caulking window seals, regularly cleaning gutters and down spouts, and replacing joint sealants should be done when necessary.

Water damage is the number one cause of damage to homes in Canada. Although you may not be able to control the weather, you can take a few necessary preventative measures to minimize the likely hood of costly water related damage to your home.
Regularly inspect places in your home where water may seep in
This includes windows and doors, foundation and exterior walls, plumbing/pipes, and your roof. Make an effort to check if there are any residual signs of water seeping in such as: damaged paint around a window seal, discolorations in caulking/paint around doorframes, or water marks in the attic. Check washing machine or dishwasher hoses, plumbing pipes, water heaters and other water delivery mechanisms in the home for signs of leaks.
Do not wait to complete necessary repairs
If you find a slow leaking pipe, a cracked hose or even notice a small water stain on the ceiling do not wait for the problem to get worst. Being diligent in home repairs will save you time, energy and money.
Preform regular maintenance to your home
Annually evaluating your home and replacing components that are worn will help in preventing water damage. Re-caulking window seals, regularly cleaning gutters and down spouts, and replacing joint sealants should be done when necessary. Check low traffic areas such as the attic and basement for roof and foundation issues.
Prepare your home before you leave for vacation
Water damage can cause harm to your home when not tended to immediately – imagine what damage a bust pipe will invoke if it is left for a week or two. Before you leave on vacation make sure you shut off the main valve, check your supply lines, check your gutters, shut off water to exterior faucets and check to make sure your sump pump is working properly.
Clean up any water damage immediately
When water damage occurs, take all necessary action to clean up the standing water right away. Make sure all areas are dried thoroughly as mold can begin to form within 24 hours of the initial wetting period. Even though you may have dried the surface, water may have seeped into areas which you cannot visually inspect.
