This is a Law firm which regulates the problems and issues of landlords and tenants at very reasonable cost.

 
If you live in a mobile home park that has 5 or more houses, it is protected by the law known as the Mobile Home Park Management Law CA. The law applies if you own or rent your mobile home. The law does not apply if the land is:

• From the state or government government
• For recreational campers or travelling trailers.

Under The Law, You Have The Right To:

Receive a rental contract for 24 months under Mobile Home Landlord Tenant Law unless you agree to do something different.

Terminate your rental agreement with a written notice within the first 30 days of living there if the park owner fails to substantively conform to the contract agreement or if substantively fails to comply with codes or laws.

Renew your contract automatically, unless the owner gives you a good reason in writing, a minimum of 30 days before the contract expires

Receive a written copy of all rules and regulations used to regulate the park before signing the contract

Receive a minimum of 12 months written notice before you have to move, if the owner decides to close a part of the park or close it completely

Not having the owner of the park enter your mobile home; unless you have given permission or if it is an emergency.

Remember that the new Mobile Home Landlord Tenant Law has just come into force, where important issues such as the duration of the contract or the amount of the deposit have changed. Landlords and landlords must update themselves and know the new framework.

Duration. Tenant and tenant can freely agree on the duration of the contract, but if you want it, you can stay on the floor for at least five years; seven if your landlord is a legal person. This legal minimum was three years before and it will be applied if you signed your contract before December 19, the date on which the new Lease Law came into effect.

Extension. Upon the expiration date of the contract, if none of the parties has indicated its intention not to renew it, it is tacitly extended for another 3 years, one year if the previous regulations are applied.
