This can be a great way to create equity in your property and you are killing two birds with one stone because you have a place to live and an investment. However, there are some things that you should consider before living in your renovation.

Dirt and Disorder

It’s going to get dirty. All renovations are messy, and the mess rarely only lasts for a day or two. From the time you start your demo until it’s all buttoned up and clean, you will be living in some kind of dirt and disorder.

Torn out cabinets, tiles laying around, and random nails and pieces of wood will be scattered around. The piles of dirt and materials inside and outside your house can become frustrating a lot faster than you think. Depending on how large your project is you may find yourself looking at and walking around the dirt and disorder for months.

The Noise

Renovation projects are loud. Whether you choose to hire contractors to come in or you want to do the work yourself, the noise is a constant.

Many people work from home these days and it may not be feasible to have contractors coming in and out of your house while you are trying to have a productive workday. Most contractors can’t be scheduled around your work schedule.

Maybe you plan to do the work yourself after hours and on weekends. That can be successful, just consider if you will have other people trying to relax as you are running your power tools or kids trying to sleep as you cut your last few tiles.

Life Disruption

Finally, just consider how much this will disrupt your lifestyle. This factor can vary a lot from one person to another. What are your daily habits, are there other people in your household to consider, and what is your tolerance for being a little uncomfortable?

If you're going to need to rip out a bathroom to put in a new one, that bathroom is not going to be functional until you get it all put back together. Hopefully, you got another bathroom, but if you don’t, you probably don’t want to be without a shower and a toilet.

Eating dinner in the living room or not being able to cook dinner because your kitchen is in pieces can get pretty old pretty quick. Are you okay with living like this for a while and sometimes a long while?

Think about how you will be living if you decide to live in your renovation. There is nothing wrong with choosing to do a live in your renovation, but you do want to know what you are getting into.

Taking action is what often leads to success so whatever you need to do to create the results you want is the way to go. If that means living in your first or your first fifty renovations, then take action and change your future.
