According to this report, "distressed" sales, or those in which the homeowner or bank is willing to take less than market value, finally dropped below 10 percent of overall sales in March 2014. This is a good indication that the real estate market is finally experiencing true growth.

According to Acclaim Properties, this is "the target level we have long felt represents 'complete' recovery from the severe housing crisis that has gripped the valley since 2008." Eight of the 11 cities on the report have less than 10 percent distressed sales, with Palm Springs, Palm Desert, La Quinta and Indio close to five percent. Indio has moved from 44 percent distressed sales to five percent.

For the sixth straight month, houses in the Coachella Valley have inched upward, reaching a median price per square foot of $176, the highest since 2008. Of the nine major cities in the Coachella Valley, Indio leads in price increases at 27.2 percent, followed by Desert Hot Spring with 24.6 percent increases. Cathedral City and La Quinta also posted gains, and all cities seem to be moving upward in price.
