Here are some tips that can help you go through eviction without the conflicts:

1. Make sure your lease agreement is clear and doesn’t have any loopholes

When things get bad and you want to evict a tenant, you can go back to the lease agreement and use that as a basis for eviction. Some of the most common causes of tenant evictions include not being able to pay rent, some terms in the lease contract are violated, and the violation of laws.

2. Try to resolve it on your own

Before you go the eviction route, you can try talking to the tenant first. You might be able to resolve the problem by just talking. If it’s an issue about misbehaviors like too much noise, you can try talking to the tenant to tone it down.

This also prevents animosity since the tenant will feel like you are reaching out and want to resolve the matter quietly.

3. Send the eviction notice

If you have tried multiple times to talk to the tenant and have given warnings but to no avail, it’s time to give a formal eviction notice. You should give the tenant at least 3 days to respond to the eviction notice. If there is no action taken even when the tenant has received the eviction notice, you can proceed to the next step.

4. File a complaint in court

Once you file a complaint in court, the court will set a date for the hearing. They will send a summons to the tenant and the tenant is obliged to answer. The tenant and landlord will go to court on the court date set and then explain their sides.

From here, the judge will decide what to do. If the judge decides in favor of the landlord, the tenant will have to leave. A warrant of eviction will be sent and the tenant may be obliged to pay the landlord with the remaining lease as per the lease agreement.
