Landlords and tenants can now easily create Colorado residential lease agreement online. Forms Legal, the leading legal forms site in the US, has now made available the state's legal forms site. It saves time and ensures that there are no issues in their relationship. However, there are many things that any landlord and tenant should know about the tenancy laws here.

The landlord-tenant law protects the rights of the landlord as well as the tenant. In the law, the specific responsibilities and rights of both parties are mentioned.

Federal Fair Housing Act bounds any landlord in Colorado. It protects certain classes of people in renting the home. These are color, disability, family status, national origin, race, religion, and sex. As a landlord, you can’t discriminate on these grounds.

The Fair Housing Act of state also protects some classes of people in addition to the federal act. These are ancestry, creed, marital status, and sexual orientation. Based on these laws, a landlord who denies renting to a tenant because they are single will be termed as discrimination. Similarly, a landlord who denies renting to a tenant due to sexual orientation is exhibiting discriminatory behavior. Such discriminatory behavior can cause trouble, and the landlord may be penalized as per the state's laws. When a landlord creates a rental agreement online, the issue is handled automatically.

Security deposit rules for the state are clear. The landlord can ask for a one-time security deposit from the tenants besides the monthly rent. There are rules about how much rent can make a landlord charge from the tenant. Does the landlord need to maintain a separate deposit account? Further, if the landlord makes a deduction from the security deposit, what are those reasons.

The state laws have not set a maximum rent that can be charged as a security deposit. Keeping a high deposit can turn the potential renters away. The best you can ask for is one to two month’s rent as a deposit. There are no rules to guide storing the security deposit, so there is no need to maintain a security deposit. It means that the deposit need not be placed in an account at a bank or elsewhere. The tenant doesn’t need to be paid interest on the security deposit, either. When it comes to deductions, the landlord can deduct unpaid rent, damage to the unit, unpaid utility bills, repair, and cleaning bills.

The tenant has rights if there is a breach of the warranty of habitability. As a tenant of Colorado, you have the right to live in a rented unit that meets some habitability standards. If the tenant feels that the home's conditions are not right or the landlord cannot provide the required standards of habitability, he can file a complaint with the landlord. If the landlord could not fix the issues, the tenant can rental agreement or take the issue to court.

There is a law in Colorado that protects the rights of tenants in case of landlord retaliation. If a tenant has made a complaint against the landlord for unliveable conditions, the landlord can’t retaliate and ask the tenant to evict the unit. If the landlord makes any such attempt to harm the tenant somehow, the landlord could be accused of retaliation. It could be increasing the rent or eviction notice.

Many tenants have created their Colorado lease agreement online. Here is what they said,”Creating rental agreement at Forms Legal takes care of the various issues. It is good to use and sign-up with the site.”
