A business study into service charges payable by tenants of shared office blocks has revealed an average more than twice the price offered by Litchurch Plaza.

Students from Loughborough University Business School published the report, which stated shared office space in England and Wales has an average service charge bill of £6.34 per sq. ft; much higher than Litchurch Plaza in nearby Derby, which costs just £2.91 per sq. ft.

The study was published in 2008, so the average costs for service charge bills are likely to have risen nationally with inflation since the report was published, but Litchurch Plaza’s landlord has held costs at £2.91 for the last 3 years and they are guaranteed to stay the same for the whole of 2012.

The business study sampled 505 shared office buildings with a total area of more than 35 million sq. ft. from a variety of regions and of varying sizes. The study suggested “the principle variables of inflation, location, size, air conditioning or VAT”.

Although the Litchurch Plaza offices are not air conditioned, the £2.91 per sq. ft. covers the cost of heating and two caretakers who deal with cleaning and maintenance of the Derby office accommodation.
