The consultation typically takes place in person, as the stager will need to see virtually every inch of our home. Following below are the points to keep in mind while doing a home staging:

1. It will take approximately 2-hours; more for larger homes.
2. Expect advice on ways to declutter so that buyers can see the potential of the home, not just our stuff. Receive advice on “must-do” updates and fixes, along with “nice to haves” (e.g. paint, flooring, hardware etc.) to ensure us to focus on tasks necessary to get the most return.
3. Help us select paint colors that will brighten and make a room feel more spacious.
4. Offer suggestions on furniture placement and styling to ensure that every room buyers walk into appear spacious and welcoming.
5. Offer lighting changes and recommendations to brighten up every space.
6. Provide us with resource contacts (e.g. contractor, painter etc.) should we need help.
7. Provide a list of action items to help focus our efforts as we prepare our home to sell.

It is a very detailed discussion, advice and review of what needs to be done to the property before the sellers list it to guarantee the best possible price. Their investment in a consultation will also be less than their first price reduction, which I strongly push anyone to understand. On average, price reductions are in the thousands. It is two very different fields and they should be working on marketing and selling, while we handle the behind the scenes. That is why it is extremely important to build long lasting relationship with a few key realtors. 70% of the occupied staging consults are pre-realtors, which already mean we have smart sellers.
