Sentinel Property Group Caps Off Successful Year

Sentinel Property Group, a leading property investment firm in in Brisbane, achieves a major feat having sold three assets at $70 million. This provides great results to their clients and caps off a year of rapid growth and expansion for the company.

 
[Brisbane, QLD, December 23, 2014] – Sentinel Property Group, a top counter-cyclical investment firm in Brisbane, closes the yearen grande,selling three assets at more than $70 million to a Sydney-based fund manager.

For the first sales foray offloading, Sentinel makes a big leap selling the following assets to Centuria Property Funds, Ltd.

• An office building at 555 Coronation Drive, Toowong, bought for $28.5 million last year, was sold for $33.4 million.
• An industrial property in Granville in Sydney, bought for $ 13.5 million last year, was sold for, $16.118/ million.
• An industrial property at Kerry Rd, Archerfield, bought for $17.6 million in 2010, was sold for $22.172 million.

This is an important milestone for the Brisbane-based company.

“We identified that it was an opportune time to test the market with these properties and the fact that all three [assets] were sold are a solid capital gain above market valuations is a great result for investors,” Sentinel managing director, Warren Ebert, as quoted from a story in The Courier Mail.

He added that the successful sales highlight the maturing of the Sentinel model as they move through the property cycle.

Furthermore, the deals were closed by CBRE’s Peter Court and Flint Davidson for Centuria’s new ASX-listed REIT.

A Busy Year Ahead

Meanwhile, four more projects are keeping Sentinel busy for the last days of the year.

JLL’s Jacob Swan and Sam Hatcher struck a deal with the Sentinel’s Countrywide Retail Trust for Woodlands Village Shopping Centre at suburban Deeragun in Townsville for $11 million.

Some of the recent acquisitions of Sentinel among the nine retail properties this year are the Riverdale Shopping Centre in Dubbo, NSW for $14 million and the two neighbourhood shopping centres, the Emerald Village Shopping Centre and Emerald Market Shopping Centre for a total of $33 million.
