Know when it's time to replace or repair your driveway

Sometimes the answer is obvious but when you aren't quite sure, here are a few things to consider...

 
By this point we all know that curb appeal is important if you are putting your home on the market but even if you are staying in your home, there is pride in keeping it in tip top shape…inside and out.

Before addressing the following, the first thing you should ask yourself is am I staying in my home long term or am I ready to put my home on the market? This may be one of the biggest and easiest questions that you need to answer before anything else.

How old is your driveway?
Most driveways, either asphalt or concrete, are likely to last for around 20 years. If your driveway is approaching the 20-year mark, or even older, it may be worth replacing. However, that doesn’t necessarily mean you have to replace it. Patching or resurfacing your driveway may be an option, but only if the damage does not affect its integrity.

Do you want to change your driveway material?
Sometimes a replacement is chosen over a repair simply because you would prefer to have a driveway with a different material. There are many options for driveways today. These include asphalt, concrete, gravel, crushed stone, brick and cobblestone. There are also luxury options, like heated driveways designed to melt ice and snow. Check with your Homeowners’ Association to see if there are limitations on the type of driveway you can choose.

What is the cost difference between a repair and replacement?
Ultimately, choosing between a driveway repair or replacement often comes down to the cost of each job. While a replacement is likely to be more expensive, some repairs can be pricey enough to make a replacement more worthwhile. Be sure to get estimates from several contractors and consider all of your options before making a decision.

Considering all of these questions will help you sort through your options and decide whether repairing or replacing your driveway is right for you.
