The Real Estate Institute of Australia’s Housing Affordability Report shows that affordability in WA improved in the December quarter, with the proportion of income required to meet loan repayments decreasing by 1.4 percentage points to 22 per cent.
The result is the lowest since December 2010.
WA is also witnessing a boom in first home buyer loans - up 8.9 per cent in December 2011, and up 35.6 per cent compared with the same quarter the previous year.
The statistics support the ongoing evidence that Perth’s market is a property leader nationally.
"Over the year, WA recorded the largest increase in the average loan size to first home buyers across the country,” REIA said.
A Real Estate Institute of WA spokesman said wages and salaries were higher in WA than elsewhere in Australia and the fact there was no stamp duty for WA first home buyers under $500,000 helped the strong FHB activity in 2012, with first home buyers representing 34.6 per cent of total home sales.
"Developers are meeting demand through affordable house and land packages around $300,000," a REIWA spokesman said.
