On Instagram, @thenadeyoder (https://www.instagram.com/p/CLk_n-rABkA/) uploaded a video titled, "Today's Topic: Why use a real estate agent to buy a home?" In this video, he talked about the benefits of using a real estate agent as a buyer.
Nate stated that if you are a buyer, it is free; nevertheless, most people believe there is a fee for the agent, which is not the case; the seller pays the price. You are exempt from paying the tax; still, payment is required for long-term rentals as to when you'll be selling the property.
Another reason he mentioned was that it's elementary to go into trouble since the buyer is unaware of any litigation or legal proceedings. So that's why the agents are here to go over all of the paperwork and avoid their clients from getting involved in any legal actions or lawsuits.
Furthermore, Nate stated that we, as buyers, will have no idea what's on the market or what a property's market price is. As a result, the agents are obligated to assist us because they are experts in their fields. Nate also suggested Zillow, an internet real estate company that isn't always correct; for example, Zillow's pricing can take up to a week to update. As a result, the agents have access to Multiple Listing Services (MLS), which provide accurate home information. As a result, the agents can give a lot MORE information on the homes, which will undoubtedly help the customers.
In one of his Instagram posts, he has said that an agent should do more than just open doors and turn on lights for you. He stated, "As a real estate professional, I take my job very seriously. Because the entry hurdle to this profession is so low, it's known as the "soccer mom career." Never, ever, ever, ever work with a part-time agent. It could signify one of two things if they work part-time. They aren't committed, or their attention is split between two careers. You are deserving of better. You deserve someone who will get up before the rest of the team and study harder than the others." Then he asked, "So when we (agents) are free, we help the purchasers avoid lawsuits by showing them a lot more of the house they are buying. So why not enlist our assistance?"
