Regularization policy for farmhouses in Delhi -NCR

The DDA LDRA strategy allows low-thickness lodging advancement in these towns; it won't be important in zones falling under provincial parks.

 
The DDA LDRA policy permits low-density housing development in these villages; it will not be relevant in areas falling under regional parks. In villages like Asola, Fatehpur Beri, Ghitorni, Sayurpur and Mehrauli, rules applicable to regional parks under MPD-2021 will be appropriate in areas falling under that category. In areas like Chhatarpur as well as Khanpur, relevant stipulations compulsory by the DDA, arising out of the Supreme Court orders, will be applicable to low-density residential development projects. The low density residential plots policy allows for new Country Homes on minimum plot areas of one acre. “All active farmhouses in Delhi NCR in the proposed urban extension area that had come up prior to February 7, 2007 and also those where sanctions had been sought previous to February 7, 2007, but accorded after that date by the regulatory authority, shall be regularised and re-designated as country homes,’’ states the policy.
Country homes have been defined as special low density residential plots. This one-time amnesty scheme for existing farmhouses can be availed by owners within 180 days of notification of the policy.
“In cases of existing 1 acre farmhouse, applying for approval of area up to 15 FAR will be compounded on payment of fine. Along with the fine, external development charges/betterment levy/additional FAR charges/changes of land use charges as relevant shall be payable, as decided by the Indian Government.’’

“For plots above 2.0 hectare (5 acres) located on roads of minimum width of 18 metre, use of activities for example recreational including amusement parks with resorts, marriage functions, socio-cultural, sanatoriums may be authorized subject to the condition that min 50% of plot area to be left free for soft parking, min 25% plot area for landscaping as well as max 25% for functions/building purposes,’’ states the policy.
